The Drione/drill operation is a losing proposition for this kind of thing, I believe. It would be very labor intensive for sure. And didn't you say this is a high ceiling? To do it right, I think you'd need a scaffold in there.

Both Termidor and Phantom are supposed to be applied by a professional, with Phantom (the inside component) especially tricky to use for the best results. Even exterminators need experience with this stuff. And T&P should be used together, certainly in a case like this.
