Carpenter Ants and a crappy landlord.

I have a huge carpenter ant problem. I'm renting this property and unfortunately when the lease was signed the problem was not evident, and we were never given a adequate time to explore for pests. There is a section in the lease stating the renters are responsible for any pest extermination. I've brought the issue up to the land lord who made it clear it was my problem. From my point of view it is not. I could see if I had brought in roaches or a pest who tend to tag along with your belongings. Carpenter ants I believe are a different issues. The area in which I live is extremely suitable for carpenter ants. There is a section of woods very close by that is full of dead moist wood. There are also several entry points within the house. I've been baiting them with a mixture of borax and powdered sugar. I'm seeing dead bodies but not in the numbers I would like to see. I am squishing up to two dozen a day. I let the ones feeding on the bait do so in hopes that they will take it back to their home base. I just need some advice, Because I cannot afford to hire an exterminater. The landlord seems to have no interest in seeing the damage that's been done or finding where the water issues are. I'm afraid he is going to try to pin the house repairs and other cost on me and deduct it from my deposit. I can say 100 % this was an ongoing issue before my family and I moved in. The problem is I have no proof. the most he gave me permission to do was to pull the paneling off where I believe the satellite nest is, but I'm sure there is probably dry wall behind that.
