Ants in my wall and crawling under my siding

I was in the process of taking photos to put my house up for sale and found a pile of sawdust in a windowsill, which I have since learned is "frass" and I can see a slit in the wood frame around the window where the crunching noises are coming from. Outside on a wall that is perpendicular to where the frass is, I can see ants moving up and down under the siding and into the ground. My yard has a lot of debris from a few pine trees and is kept "natural" looking which I've always loved until now that I realize it has created a wonderful home for ants. I bought some outside bait traps and have waited nearly a week and the activity has not slowed down. I stopped the sprinklers from turning on in that area, but realize that is not going to solve the larger issue. A couple of questions: 1) how do I get them out of my walls and assess the damage? 2) do I need to remove my trees and completely clear out my yard in order to address this? 3) will an exterminator be helpful? I called a prominent chain and they wanted me to sign up for monthly treatments sight unseen, and I'm scared to call anyone else now...how would I ensure a prospective buyer that the issue has been dealt with? Ugh :( any suggestions would be appreciated beyond belief!!
