We were hoping to rent the apartment for either June or July, but you may be right that a short delay while we fully remove the ants would be worthwhile. That said I don't think we're up for ripping everything out right now!!
My concern about an outside spray is whether it could be toxic to our beloved dog, who plays in our yard. I'm less concerned, though still not in love with, the idea of using products indoors in the basement apartment, because the dog never goes down there. Is boric acid effective against carpenter ants? We've heard mixed reports. I'm not so much concerned about the cost of using an exterminator, more about using toxic products in or around my home. But we'll go that route if needed.
I think your suggestion to wait and watch for a few weeks is probably a good one. However, I do worry that this flurry of activity (and ant death) will calm down in a few weeks and we'll think all is well, only to have the ants emerge again next spring - with resulting tenant panic as you mentioned!!
