Carpenter Ants first in 10 years of living here

So we noticed some CA in our kitchen, coming in from behind baseboard heater. Put terro bait. Got better for a couple days. Then I laid DE down under heater and perimeter. Then they started coming in through other rooms. 15 a day ish. I investigated outside. I found 1 nest in an ash tree on our property and blew DE in the nest and a few days later sprayed with Raid to be sure...no ants. Still had a handful of ants coming in, now rotating where they were coming in. Found another small hiding spot outside on the front porch columns. Sprayed. Now coming in another side. I am noticing them crawling on the outside of the house (2nd story up but no ants upstairs at all). The house was painted 2 years ago...new header boards replaced. Attic dry. None in the basement...dry there too, as dehumidifier runs. I'm pretty sure they are not living in the house but coming in. Exterminator coming today. I've been dealing with this for 3+ weeks now. I've lived here 10 years and never had 1 ant. My other home for 11 and never. Never traps never preventative...I'm OCD clean and thought that would be enough (I wash my floors every day!). So will 1 application of termidor be sufficient (provided that is his suggestion?)...also will he need to spray the side of the house since it's second story? There is another ash tree with no nest with branches touching wires that go right to our home so I'm assuming that's the trek they are taking. I also saw some on a perimeter fence but again, are they just always there and I'm only noticing them now since they are coming in? And why are they coming in? They found no food or water (although it's super humid out in MA and I have AC so coolness?). Any thoughts/help before he comes later today? Thanks in Advance. Trying not to panic.
