need help ID'ing wildlife in attic

I need help figuring out what's running through my attic (and a few walls). I'm at my wits end!! It's(they?)are not extremely noisey, I don't hear scratching or chewing, but movement, especially after 11 at night. I initially heard ALOT of activity at night in attic, it must have been moving in! I've been through 2 exterminators and they can't figure it out. I'm assuming mice, small rat, squirrel? Live in northeast with lots of grey suirrels but have never seen mice/rats in my neighborhood. Have seen nothing in my house, no droppings, urine, destruction of any kind. The first exterminator found a coupla items gnawed on in attic but no other signs, the second found nothing anywhere in house (he did a thorough inspection in and out), he did discover a large manmade hole btwn my attic and the neighbor's (we have a duplex), however, neither lifted the many layers of insulation to look underneath, I hear noises above light fixtures and at edges of ceiling, occasionally lower in wall ...nothing heard by neighbor so no interest from them...I figure it's travelling btwn the 2 houses. I've bought supplies to spray foam around all pipe and elect. openings and was gonna throw around some bait balls in attic and basement. Would it be worth getting a 3rd exterminator out to lift up some insulation and look underneath or should I just board up the hole, throw (literally!) some bait balls around and be done with it? Attic is a crawl space and I don't plan on crawling around up there myself. Any thoughts or suggestions would be greatly appreciated.
