Last year, after an extensive renovation where some termite eaten boards were found, I paid a ton of money to have my home termite treated, and powder post beetle treated. Today was my annual inspection to keep my warranty on that work intact. The gentleman told me that I need all new vents since the ones I have, some are broken and some aren't working, and 1 new vent installed at the back wall of the house ($360), 2 vent wells installed where the vents are within 6 inches of the ground because "water is going right under the house through there" ($70), and a vapor barrier in the entire crawl space ($300). Needless to say, after what was put out last year, and the warranty fee today for reinspection, I was a little panicky to hear all this other stuff they now say must be done.
So, here's my question... must it be? and are these prices fair? I'm pretty sure I got ripped royally on the termite/post beetle initial deal, but that's done and gone. I want to make sure these are things that are actually legitimate before I consent.
Also, digging these vent wells -- as I understand it is a matter of digging a hole in the ground and putting in a piece of metal somewhere -- how exactly does this help me, and how does it not become a giant water hole filled with mosquitoes making babies?
