So we finally had a contractor come in to open an access hole to the attic space, immediately he noticed some sort of poo -- sprinkled and embedded on the insulation, and some even fell out when he removed the drywall. It was some type of rodent poo (longish, about half an inch or so). The contractor did not want to climb in and help us take more pictures (understandably so as we are still not sure what is the source of the smell).
We sent the evidence to the HOA and they sent out exterminator (the same one who last says he can't do anything since he can't see the attic, who also can't discern the smell) this time he literally only spent 10 mins, poked his head into the space and said he "does not want to climb in and scare the critters away", then said he will just lay some traps and see what happens.
Now this is the first time we have this issue so I am not sure if this is "standard procedure", but I was expecting more investigation? And can he really lay effective traps when he is not sure what he is trapping?
We are hiring our own guy who is willing to climb in and investigate more, if you can shed some light on what the propper/professional exterminator should do in this case, I'd greatly appreciate it!!
