Jennifer, I tried peanut butter and was uncessful. Try a big pile of birdseed or (even better) sunflower seeds (shelled or unshelled). I use a serving spoon to place it in deep, because I often hit the door with my arm and then the trap goes off and the seeds fall all over the place.
I also had zero luck trapping in my attic. You might want to just put your trap at the base of a tree, since its your neighbor's tree, I'd suggest putting the trap near the tree but on your property.
Also, check the sensitity of the trap. Hit it with the tip of a knife or spoon just to see if it shuts properly.
But in all honesty - sunflower seeds + base of the tree = trapped squirrels. I have caught 9 so far. Been at it for a few months now. They live in my vaulted-ceiling. Going to patch their entrance in the spring-time.
Don't give up hope!
