I'm thinking it's a rat.... As I said, a tree squirrel just wouldn't "go under" a house - and live.

Rats are smarter than squirrels and unless he's a juvenile, you probably won't catch him with a trap. Rats are smarter than most dogs.

I think you should talk with an exterminator.
