If you find on the discloser form that the home was previously treated for Subterranean Termites, demand treatment record of the initial contract service. If the service is over 5-years old, easy and warranted recommendation for new treatment (Unless the home is currently under warranty). Don't take the sellers word for it, they could easily honestly confuse a General Pest Contract as a Termite Warranty. Let your Attorney decide whats what.
As for that damage you are talking about, its always a possibility of water or fungus/dry rot... Have your Licensed Home Inspector figure this out for you.

Its a Buyers beware Industry (Home Buying). Its totally up to you how to protect your investment from the get go.
