I made an offer on a home built in 1988. When i first saw the home i noticed a sticker under the sink stating a pest treatment had been done in 2003 (not sure now if the label was specific to termites). In the offer i included the seller would be responsible for treament and repairs of termites.
The seller refuses to pay for repairs but said he would pay for treatment if needed. He said a treatment was done within the last couple years, but he "used a friend of his and there was no certificate".
How is this problem usually handled? I would like to have a termite inspection done which will cost about $100. I will have a week to decide if I sign agreeing the seller will not pay for repairs. I made a good offer on the house and i feel a bit unsure about proceding if the seller might know there is damage and refuses to fix it. Thank you in advance for your help.
