HMMMM. Tough call... But rather than price, I would consider the company itself. And right off, a 10 year "guarantee" doesn't look right. What are the conditions? Do you pay ANYTHING after the initial cost of the procedure? And does it give you outside and inside inspections each year - at no extra cost - and by experienced termite inspectors - and not salesmen? And if so, what if that company goes out of business, or gets sold to another company?

I have a myriad of questions about all of that, I'm quite familiar with the industry, after some 45 years or so. I have learned to be skeptical. For the average person it must be very confusing.

What it REALLY boils down to is the man at the workface. Is he doing everything right? Are all the conditions noted and accounted for? Every job is different, even on two houses, exactly alike, alongside one another. So this is actually the most important part of a liquid treatment termite job.

Our company gives out 5 year guarantees, in certain instances, mostly when we pre-treat structures that are under construction. We apply ONE year (renewable) guarantees to most other properties that we treat for termites. After that year, we will "renew" that guarantee for a pre-defined cost each year. That cost includes those inside/outside inspections each year that I mentioned above. This continues for as long as you wish and as long as you pay that yearly fee. BASF, the manufacturer, had recently advised that proper applications for termite control can be effective for as many as 12 years. (The effective control has been upgraded several times, BTW.) Naturally, that figures optimum conditions, of course, and there is much fine print in their statements, so you can't take that for gospel.

You IP says you're in Phoenix. Only exterminator I know out there is one of the best. You might consider talking to Tom McCormick, if you're anywhere near. Tell him "John from United" sent you.
